The most recent clients I have helped are nearing retiree age. They bought their dream block where they want to retire. They wanted to see how they could afford to build with the construction loan and retire comfortably. One of their main issues they asked me to help with was their investment property loan which was attached to their home loan.

 

They wanted the debt for the investment property to be secured solely by the investment property. The reason for they wanted to do this was because once they build their retirement house they are going to sell the house they are currently residing in.

 

They want to be able to pay back as much of the debt as possible on their new property.  I been able to get them a valuation on the investment property which was high enough to draw out extra funds out so we were able to move ¾ of the debt over to the investment property. We are also working on a pre-approval for their construction on their dream home.
