Recent client had come to me looking to build townhouses on with an existing house on the block.  They have been to their own bank and after about three weeks they got a call from the bank manager – we need to talk to you. Not something you want to hear!

 

They got told they could not borrow that much we want to help you out but you can’t borrow enough to build the houses. They came to me and I was able to straight away order the valuation on those properties because it was not subdivided there was essentially two valuations – one as if the property was one title and the other as all three properties subdivided.
