Avoid villa board and polystyrene, as it is expected that valuers will value down properties built from these cheaper materials versus brick and concrete. Most new builds are in this lightweight material but are deceptively hard to spot!

Look for lifts

As the population ages, builders have to cater for senior residents and their lifestyle. Apartments or houses with stairs to climb are not suitable for the elderly (or young families). Smart builders are installing lifts to ensure access. Ensure you can get the extra cost back in extra rent!

Obtain a long-term guarantee against fading or rendered properties

The more rooms the more need there is for multiple bathrooms to increase tenant appeal. Years ago, people would not rent a house with an outside toilet – now it is the lack of an ensuite that is the sticking point.
